Now is the Best Time to List your Home, Sellers to Gain more Equity

If you've been toying around with the idea of putting your home on the market, we are currently in the midst of the best time of year to do so. Homes in Alachua County are in high demand and with little inventory available, homes are selling quickly for top dollar and in many cases are receiving multiple offers.

Historically, sellers tend to net more than their asking price between December and March than listings from June through November according to Realtor Magazine. "Listing during those four months has resulted in higher percentages of above-asking-price sales than listing during any months, other than April and May." This is especially true in Alachua County. Sellers have the ball in their court and are commanding higher home prices this winter.

Locally, the Gainesville market will soon be surging with new buyers. The University of Florida will be sending out letters of acceptance providing an influx of new buyers to the market looking for a new home for their college student. Most will be looking for homes with 3 or 4 berooms for additional rental income.

In March, medical student applicants will find out where they've been "matched" for postgraduate medical training positions which drives another new segment of buyers into our market looking to relocate near Shands.

Gatornationals is another huge local event which has the potential to bring new home buyers to our market. More than 100,000 people from all over Florida and the southeastern United States attend along with international teams and spectators from the United Kingdom, Australia and Sweden will flood Gainesville for the four-day event held March 11th-14th.

The Orange and Blue debut game is also usually held in April. Many loyal fans will take the opportunity to look at real estate and potentially buy their vacation home to enjoy during Florida football weekends.

Another reason winter is the ideal time to list is due to people anticipating their needs in regards to school zones for the upcoming year. Many will list their home in January with hopes to sell and close in June to be ready for the follwoing school year.
