Residential Management Services
For residential property management services we offer two options for professional management services. The basic leasing agent package is a great option for the property owner who wants to retain complete control over their investment but doesn't have the time or resources to find and screen tenants.
Our Leasing Agent Package Includes:
- Our basic advertising package includes “FOR RENT” signs posted on the property where allowed. We will post the property on
 various web sites, and list the property in the Multiple Listing Service
- Perform credit and criminal screenings on prospective tenants
- Negotiate rental agreements
- Collect initial rent, deposits, and other fees
- Transfer closing package to owner, including security deposit and a copy of owner prepared lease agreement
The leasing management package is the perfect solution for the owner who doesn't have the time or resources to deal with the problems encountered in the day-to-day operations and handling of rents.
Our Leasing Management Package Includes:
- Our basic advertising package includes “FOR RENT” signs posted on the property where allowed. We will post the property on various web sites, and list the property in the Multiple Listing Service
- Perform credit and criminal screenings on prospective tenants
- Negotiate rental agreements
- Collect deposits, and other fees
- Collect monthly rent and all fees from tenants
- Provide tenants with keys and collect them upon departure
- Oversee move-in and move-out of tenants, including inspection sheet
- Take video footage of property prior to tenant move-in and after move-out
- Perform annual inspections of the interior and exterior of the property
- Coordinate all repairs and maintenance
- Serve tenants with all notices
- Forward a monthly statement to the property owner along with the rental proceeds
- Provide a 1099 form and an income statement at the end of each year
- Tenant renewals and/or re-renting
- Provide owner with a bi-weekly traffic report when property is vacant
- Arrange for cleaning service upon tenant departure when necessary
