Cindy is a native "New Yawker" with 22 years of commercial insurance experience as an underwriter, underwriting manager, and marketing manager providing her with exceptional skills to help manage your home buying and selling experience. Familiarity with contracts and negotiations in this former career have blended well in her present career as a real estate professional.

Choosing a Realtor

Some may say this is a sad time for Realtors, when one of “our own” is accused of stealing property from customers’ homes. I sincerely hope our community understands that there are good and bad in every profession. The courts will decide if this particular Realtor is one or the other.

In the meantime, however, our community should know that the vast majority of Realtors in our community are professional. But here is some advice: Do a little checking before you bring a Realtor aboard to assist you in the buying and selling process. Ask for several references. Call his/her manager and ask if that Realtor has ever been found guilty on charges of ethical misconduct.

Times are tough enough in the real estate market without having to wonder if your real estate representative is going to do more harm than good. While some may be hanging their heads low or being cynical, I am proud that the system does work and that our technology (lockboxes) is not only designed to protect our customers from unauthorized entry, but it can also be useful “after the fact.”

Letters to the Editor for May 6, 2008

It's Always Time To Buy?

This is in response to Jerry Parker’s contentious letter printed on Sat, April 26th, that a Realtor’s® standard pitch is, “today…this exact moment is the best time for you to buy/sell your house.” He ends by saying, “I have yet to hear a broker recommend that their clients withhold their decision until better market conditions.”

Many of my colleagues and I suggest alternatives to buying or selling depending upon a customer’s particular situation. For instance, if they don’t have to sell, they may consider holding off if there are many homes already for sell in a given sub-division. If a buyer plans to live in Gainesville for only a year or two, renting may be a better solution over buying. I do not look upon my customers as a one time gravy train and move on to the next. Once I work with people, it is my intention to keep them customers for life.

Mr. Parker’s suggestion that we revisit a property purchased 6 months ago to determine it’s current value is one ridiculous notion. Prudent homeowners look at their properties as long term investments meaning they do not try to time the market. This is usually the wisest approach. There was an old adage I heard when I bought my first house in 1978 – that your home generally doubles in value every 10 years. That is better than a 7% increase each year. I recently saw an ad by the NAR spouting the same thing. What happened 3 years ago was an aberration. Homeowners should not expect their homes to increase by 25, 30% or more in one or two years.

And, unlike Mr. Parker, I absolutely DO believe it is a excellent time buy (even more so if you don’t have to sell first) because of the low interest rates, programs such as FHA and AmeriDream that require very little money down, the decline in prices and the large inventory.

Realtors® are celebrating a 100 year old industry May 12-14. According to Richard Gaylord, 2008 NAR president, who was quoted in the latest issue of REALTOR Magazine, “ It is Realtors® who have helped raise the homeownership rate to nearly 70% by advocating for laws and policies that protect private property rights and make housing more affordable and accessible.” I am proud to be a Realtor in Gainesville and I provide a much needed service to my customers.

REQUIREMENTS:

Equipment - Central A/C MUST have SEER of 15 or greater; MUST be 5 tons (60,000 BTU) and ENERGY STAR qualified. Room A/C MUST have SEER of 10.7 or higher; MUST be ENERGY STAR qualified. Ducts MUST be sealed using mastic or foil tape.
Installation - All work must be done by a Florida state licensed HARV or mechanical contractor.

Solar Water Heating Rebate: $500 - MUST have current Florida Energy Center (FSEC) approval & contractor must be certified to install bt the Florida Construction Industry Licensing Board.
